12月16日,國(guo)家統計(ji)局發(fa)布2024年11月份70個(ge)大(da)中城(cheng)(cheng)市(shi)(shi)住(zhu)宅(zhai)銷售價(jia)格變動情(qing)況(kuang)。70個(ge)大(da)中城(cheng)(cheng)市(shi)(shi)中,商品住(zhu)宅(zhai)銷售價(jia)格環比(bi)(bi)(bi)(bi)上漲(zhang)城(cheng)(cheng)市(shi)(shi)個(ge)數增加,一線城(cheng)(cheng)市(shi)(shi)商品住(zhu)宅(zhai)銷售價(jia)格環比(bi)(bi)(bi)(bi)總體上漲(zhang),二、三線城(cheng)(cheng)市(shi)(shi)環比(bi)(bi)(bi)(bi)降幅均收窄;各線城(cheng)(cheng)市(shi)(shi)同比(bi)(bi)(bi)(bi)降幅今年以來首次均收窄。其中,太原(yuan)新建住(zhu)宅(zhai)價(jia)格環比(bi)(bi)(bi)(bi)、同比(bi)(bi)(bi)(bi)雙(shuang)雙(shuang)上漲(zhang)。
根據(ju)(ju)報(bao)告內容(rong),11月(yue),太原(yuan)新建住宅價(jia)格(ge)(ge)(ge)環比(bi)增長0.1%,同(tong)比(bi)增長0.5%。其(qi)中(zhong),90平(ping)(ping)方(fang)(fang)米(mi)(mi)及以下(xia)(xia)的(de)新建商品住宅價(jia)格(ge)(ge)(ge)環比(bi)上(shang)漲0.3%,同(tong)比(bi)上(shang)漲0.2%;90—144平(ping)(ping)方(fang)(fang)米(mi)(mi)的(de)新建商品住宅價(jia)格(ge)(ge)(ge)環比(bi)上(shang)漲降0.1%,同(tong)比(bi)上(shang)漲0.4%;144平(ping)(ping)方(fang)(fang)米(mi)(mi)以上(shang)的(de)新建商品住宅價(jia)格(ge)(ge)(ge)環比(bi)下(xia)(xia)降0.1%,同(tong)比(bi)上(shang)漲0.9%。從過往數(shu)(shu)(shu)據(ju)(ju)來看(kan),太原(yuan)新房價(jia)格(ge)(ge)(ge)環比(bi)指數(shu)(shu)(shu)連續三(san)個月(yue)上(shang)漲,但今年1—11月(yue),太原(yuan)新建商品住宅銷售價(jia)格(ge)(ge)(ge)指數(shu)(shu)(shu)平(ping)(ping)均數(shu)(shu)(shu)值與去(qu)年同(tong)期相比(bi)下(xia)(xia)跌0.2%。而根據(ju)(ju)省內房產(chan)專業數(shu)(shu)(shu)據(ju)(ju)機構監(jian)測(ce)的(de)樓價(jia)報(bao)告分析,11月(yue)太原(yuan)主城區(qu)住宅成交均價(jia)為13021元(yuan)(yuan)(yuan)/平(ping)(ping)方(fang)(fang)米(mi)(mi),環比(bi)上(shang)漲7%。其(qi)中(zhong),新房價(jia)格(ge)(ge)(ge)最高的(de)板(ban)塊為南(nan)中(zhong)環板(ban)塊,達到22800元(yuan)(yuan)(yuan)/平(ping)(ping)方(fang)(fang)米(mi)(mi);其(qi)次是北城核心板(ban)塊,均價(jia)21002元(yuan)(yuan)(yuan)/平(ping)(ping)方(fang)(fang)米(mi)(mi);隨后為龍城大街板(ban)塊,均價(jia)為17899元(yuan)(yuan)(yuan)/平(ping)(ping)方(fang)(fang)米(mi)(mi)。
11月(yue)(yue),包括太(tai)原在(zai)內,70個(ge)大中(zhong)城(cheng)(cheng)市(shi)(shi)中(zhong)新建(jian)(jian)商(shang)品住(zhu)(zhu)宅(zhai)銷(xiao)(xiao)售(shou)價(jia)格(ge)(ge)環(huan)(huan)比(bi)上(shang)漲城(cheng)(cheng)市(shi)(shi)有17個(ge),比(bi)上(shang)月(yue)(yue)增(zeng)加10個(ge)。其中(zhong),一線(xian)城(cheng)(cheng)市(shi)(shi)新建(jian)(jian)商(shang)品住(zhu)(zhu)宅(zhai)銷(xiao)(xiao)售(shou)價(jia)格(ge)(ge)環(huan)(huan)比(bi)由上(shang)月(yue)(yue)下(xia)降(jiang)(jiang)(jiang)0.2%轉為持(chi)平;二線(xian)城(cheng)(cheng)市(shi)(shi)新建(jian)(jian)商(shang)品住(zhu)(zhu)宅(zhai)銷(xiao)(xiao)售(shou)價(jia)格(ge)(ge)環(huan)(huan)比(bi)下(xia)降(jiang)(jiang)(jiang)0.1%,降(jiang)(jiang)(jiang)幅(fu)比(bi)上(shang)月(yue)(yue)收(shou)窄(zhai)0.4個(ge)百(bai)(bai)分(fen)點(dian)(dian);三線(xian)城(cheng)(cheng)市(shi)(shi)新建(jian)(jian)商(shang)品住(zhu)(zhu)宅(zhai)銷(xiao)(xiao)售(shou)價(jia)格(ge)(ge)環(huan)(huan)比(bi)下(xia)降(jiang)(jiang)(jiang)0.3%,降(jiang)(jiang)(jiang)幅(fu)收(shou)窄(zhai)0.2個(ge)百(bai)(bai)分(fen)點(dian)(dian)。二手住(zhu)(zhu)宅(zhai)方面,一線(xian)城(cheng)(cheng)市(shi)(shi)銷(xiao)(xiao)售(shou)價(jia)格(ge)(ge)環(huan)(huan)比(bi)上(shang)漲0.4%,漲幅(fu)與上(shang)月(yue)(yue)相(xiang)同;二線(xian)城(cheng)(cheng)市(shi)(shi)環(huan)(huan)比(bi)下(xia)降(jiang)(jiang)(jiang)0.2%,降(jiang)(jiang)(jiang)幅(fu)收(shou)窄(zhai)0.2個(ge)百(bai)(bai)分(fen)點(dian)(dian);三線(xian)城(cheng)(cheng)市(shi)(shi)環(huan)(huan)比(bi)下(xia)降(jiang)(jiang)(jiang)0.5%,降(jiang)(jiang)(jiang)幅(fu)收(shou)窄(zhai)0.1個(ge)百(bai)(bai)分(fen)點(dian)(dian)。
臨近(jin)年(nian)(nian)末(mo),各線(xian)城(cheng)市(shi)商品住宅銷售價(jia)格同比降幅今年(nian)(nian)以來首次(ci)均(jun)收窄,樓市(shi)回暖明顯。業內人士表(biao)示,11月(yue)省城(cheng)中(zhong)高端項目成交向(xiang)好,帶動了(le)太原整體市(shi)場均(jun)價(jia)提高,臨近(jin)年(nian)(nian)末(mo),隨著太原發(fa)布“樓市(shi)19條”、契稅新(xin)政等利好政策(ce)的支持,市(shi)場活躍度有望進一步(bu)提升。(記(ji)者 柴旭暉)
